2014/12/24クリスマスイブに決済しフローレンス132は私のものになりました。

不動産業者から買うのとは異なり、購入するまでにはかなり動かざるを得ませんでしたが、これもいい経験になりました。特に業者を通さないことで高額な手数料を節約できたことが大きな収穫でした。買い手側の不動産業者が、ただ客を紹介するだけで3%以上の手数料を持っていくのは客として理不尽に感じます。

買いたい対象が明確で、瑕疵も含めて現状そのまま購入する場合には不動産仲介業者は不要です。先に買っていたキャッスル東光もコスモ黄金も、重要項目の説明など受けなくても入手したでしょうし、逆にアーバンxxxは私の活動の妨げになりました。ただ、表に出ていない情報をもらうためと、何かあった時の保険としては不動産業者は有用です。

これからはガラガラ大家さん・空き屋一戸建て大家さんへの直接交渉と銀行情報をメインにして物件を増やして行きます(それでも業者の広告はずっと見続けるでしょう)。現在3棟26室が満室で、資金の余裕もあります。焦ることなく、利益率の高い、長期保有の可能な物件を探して行きます。
