不動産投資の考え方がよくわかる本です。筆者の会社がある岡山市は旭川の倍の人口がありますが、投資の条件は旭川と余り変わらないところも読みやすかった理由です。
筆者はまず区分マンション一つ手に入れて自分で管理し、その後一棟アパートを購入するように勧めています。このステップアップの仕方は賛成しかねますが、区分マンションで不動産購入から管理まで学習せよという主張は一理あります。
私がこのステップアップの方法に賛成できないのは、とにかく時間がかかるためです。区分マンションでも１棟建てアパートでも買う時の手間は変わりません。買ってから客付けをするのは１部屋なら募集期間は短くなるでしょうが、私の経験ではそれが１部屋でも10部屋でも心理的な重圧感は変わらないのではないか。むしろ１部屋しかないのなら0%か100%かしかないのに対して、10部屋あって半分空いていたとすれば50％から始まるという余裕もあります。そして、１部屋なら実入りも知れています。
区分マンションに手を出さないでその分しっかり種銭を貯めた上で適当なアパートを買った方がいいと私は考えます。
自社の客の手記を載せたりマンガで自分の会社を出したりして自社のコマーシャルをしています。それほど鼻につくものではありませんがやはり目障りなので☆マイナス1としています。

It is a book that understands the idea of real estate investment well. Okayama city where my company is located has a population double that of Asahikawa, but the reasons for the investment are as easy to read as those of Asahikawa.
The author first administers one division apartment, manages it by himself, and then recommends purchasing one apartment. I can not approve of this step-up way, but there is a point that there is a claim that learning from real estate purchase to management is possible in a separate apartment.
I can not approve of this step-up method because it takes time anyway. The time and effort to buy either in a condominium or a single apartment building does not change. Although it will shorten the recruitment period if it is one room to buy from buying, in my experience it seems that psychological pressure feeling does not change in either 1 room or 10 rooms. Rather, there is only 0% or 100% if there is only one room, whereas if there are 10 rooms and it is half empty then there is room to start with 50%. And, even one room knows the reality.
I think that it is better to buy a suitable apartment after saving the money properly accordingly without putting out the division apartment.
I put down my own customer’s notes and put out my company with manga to do their own commercials. It is not that which is so conspicuous but because it is still obtrusive, ☆ minus one.
