本物の大富豪です。ヒッピーであり一文無しであった筆者がどのようにして億万長者になったのか、本人が自分で記した本です。

とても面白い。そして、大金持ちの真実が正直に書かれています。麻薬や女に溺れていたことも素直に書かれています。

自己啓発本ではありえない、真実の姿が書かれています。筆者は「金持ちになって幸せか」と自問し、「幸せではない」と答えています。幸せを感じるのは詩を書いたり友人をワインを飲んだり野良猫に餌をやったりといった、金持ちとは関係ない時であると述べています。

私は続けて3回読みました。おすすめです

誰もがわかっており誰でもできる方法で億万長者になった東大教授・本多静六先生の名著です。

東大教授にして億万長者の本多静六教授の名著。給与の1/4を貯蓄し投資に回せと説いています。明治の開拓時期と重ったという好条件があったとしても、鉄道や山林で巨大な富を築くのはなかなか真似できないと思いますし、老年になりその富を独占することなくほとんど全て寄付してしまうところは絶対真似できません。それだけすごい先生です。

この写真に書かれているように、「誰もが分かっている、誰もが知っている」ことしか書かれていません。その当たり前のことをできる人だけが財産を築けます。

本田教授の方法は

(1)定期収入の1/4を貯金する
(2)臨時収入のすべてを貯金する
(3)適切な投資先に投資する

本田教授も(1)(2)の貯金だけ巨額な財産を作ることはできないと述べています。(3)については、最初に買った上野-青森間の民間鉄道株が国鉄昇格により何倍にもなって戻ってきたこと、専門の林業の知識から奥多摩の山林を保全の意味で買ったこと、当時まだ単なる丘陵地帯だった渋谷を、日当りの良いところを選んで買ったことなどで財産を形成したと、など具体的な話が載っています。さらに、教授は敗戦で一文無しになってからまた富を築いています。本田教授のお子様たちも東大教授など名だたる名士となりました。

時代が違っても考えは通用します。自分を律すること。チャンスには大胆に行動すること。
古典を読む楽しさはここにあります。

2013年に購入

トマスJスタンリー教授の本。「隣の億万長者」の方が有名ですが、私にはこちらのほうが面白い。この本も10回以上読み返しており、先週もまた通読しました。

原題は The millionaire mind。億万長者の魂、といったところ。堅実な生活をし、リスクを恐れず投資をすること。慎重に配偶者を選ぶこと。私の目指すものがこの本にはあります。

Thomas J. Stanley’s book. “Billionaires next door” is more famous, but this one is more interesting to me. This book has also read over ten times and I also read through the previous week.

「なぜこの人はお金持ちになったのか」　と同じトマスJスタンリー教授の出世作。こちらは億万長者の特徴を幅広く描き出しています。

北見の飲み屋さんで。一緒に行った人がそこのお姉さんに「この人（私のこと）お金持ちなんだよ」と言うと、飲み屋のお姉さんは私の服を見て「こんな服着ているんじゃお金持ちじゃない」と言っていました。一般のお金持ちの意識はアメリカでも日本でも変わりません。そして、となりの億万長者の生活もかわりません。

学生時代から私はお金を使いませんでした。家庭教師や塾講師をして得た給料は学費や生活費になりました。社会人になってからも自分用にクルマを買ったのは１度だけ（親族から買った中古車）、残り2台はただでもらったものです。お金は使わなければ貯まります。娘にクルマを買いましたがそれも中古車です。

お金を稼ぐために仕事をする、と公言する人が多くいますが、寂しい人生を送っているなと思います。好きな仕事を一所懸命続ければお金は付いてきます。私には本業による収入があり、不動産収入があり、執筆による印税収入もあります。全て大好きなことをやってきた結果です。

タイムマネジメントの本です。正確には仕事のノウハウ本でお金持ち本とは異なるのですが、内容は確かにお金持ちになるために必要なことが書かれています。

お金持ちになる人、ならない人の仕事術

2012年頃購入。105円でした。

成功哲学で有名なブライアントレーシーの本。ブライアントレーシーの本は「頭がいい人，悪い人の仕事術」「カエルを食べてしまえ」も読みましたが、この本が一番私にはしっくり来ました。10回以上は読み返しています。とても薄い本なのですぐ読み切れるのですが、書いてあることは説得力があります。

私が一番心に残った部分は、「転職にデメリットはない」(p60)というページに書いてある、「努力が成功の鍵であることは誰でも知っていると私は思っていた。しかしほとんどの人は努力もせず、現状を嘆くばかりでそこから抜け出そうとしない」という一節です。

確かに周りを見ていると、そういう人はたくさんいます。現状を嘆き、親のせい、配偶者のせい、上司のせい、部下のせい、会社のせい、社会のせい、政府のせいと犯人探しばかりしている。そのくせ何一つ動こうとせずに、身近で成功した人を見れば「運がいいだけだ」「何かずるしてるんじゃないのか」と腐すだけ。

 「お金持ちは運を味方にする」のは間違い、「屈辱をバネに相手を見返す」のも間違い、「ぶれない信念」も間違い、「業界トップを目指す」もの間違い、と言っています。確かにその通り。特に恨みを抱えて相手を見返してやろうというのはエネルギー無駄遣いだという主張は、これから生きて行く上で常に心に留めて置く必要があります。「貯蓄よりまずは自分へ投資しろ」も間違い。貯蓄したお金自体に加え、まとまった金を貯めることのできる心の強さがあってこそリスクを取って将来の成功をもたらす、としています。この部分は不動産投資に通じます。

私はこの本に書かれているように仕事をしたいと強く思います。そのためには、それこそ努力が必要な項目もありますが、自分の為ですから、努力は惜しまないつもりです。

If you look at a person who succeeded at home without doing anything, it will only get rotten as if you are “lucky” or “you are doing something”.

It is said that mistaking “to ride luck with luck” is wrong, “Look back on opponent to humiliation with spring”, mistake on “unbreakable belief”, also “aiming at industry top” is wrong. Surely that’s right. 「お金持ちになる人、ならない人の仕事術」の表紙裏には下記の通り書いてあります。

「本当のお金持ちとは、人類の上位10%の富裕層をいう。お金持ちになれない人は、自分を「残り90％の人間」であると考えるが、お金持ちになる人は、自分を「10％に入るべき人間」だと考える」

皆さんはいかがですか。私は自分を「10%に入るべき人間」だと思っています。

 

お金持ちにならない（なれない）がなぜお金持ちになれないのかについても2点原因を挙げています。

1 お金持ちになる決意をしないから

2 決意をしても先延ばしにする

耳が痛い人が多いはずです。私は、お金持ちになろうと決心し（具体的には年収を紙に書いて机の前に貼った）、すぐ本を入手して各種投資方法を研究した上で、不動産投資が自分に最も合っていると判断し、決心から半年後に物件を購入しました。

 

原因を受け、経済的成功を収めるための3か条が書かれています。

1 願望を持つこと：犠牲を払ってでも経済的成功を収めるという願望を持つ

2 決意をすること：問題に直面しても、目標を達成するまで努力すると決意する

3 自分を律すること：経済的成功をおさめる習慣を身につけるよう自分を律する

 

私は元気でいれさえすれば、人並み以上の生活ができるだけの収入があります。ただ、これからどんどん歳を取っていくと、突然収入の道が断たれる危険性もどんどん高くなっていきます。ピンピンコロリで後腐れなく死亡すれば良いのですが、認知症で徘徊したり、脳梗塞で寝たきり＋胃瘻増設などになってしまったらどんどんお金がなくなっていきます。

元気なうちに本業とは異なる収入源を確保することを決意し、自分なりに努力を重ねて現在の物件数があります。
