初めて訪問した不動産会社は私が大学時代から地元で広くアパートを経営している会社でした。家も近いので、歩いて訪問したところ、ご主人は除雪に出ていて不在。「もうすぐ戻ってくる」と奥様が仰るので少し待たせて頂きました。
10分ほどでご主人(社長)が登場。私は自分の希望を書いた紙を片手に希望する条件を伝えたところ、「私ももう70過ぎているので、自分の物件の整理をしている。半年前にも知り合いに2棟買ってもらった。あなたにも紹介できると思うからまた連絡する」との話。次回を期待してその場は帰りました。
1週間後不動産会社から電話。旭川市神居の2棟(横並び。写真の右奥にもう1棟ある)を紹介されました。いずれも4戸入りで現在満室。図面を渡されましたが、金額は告げられません。
さっそく見に行ったところ屋根・壁・共有部分とも管理が行き届いており、きれいな物件です。神居は不動産の条件としては良くないのですが両神橋のすぐ近くで交通の便も良いので、客付けにも苦労しなさそうです。ただ、妻は神居ということであまり乗り気ではない様子でした。
また1週間後訪問しました。この場で初めて金額を聞きましたが、表面利率で10%程度。今考えるとこのきれいさと満室であることから10%程度でも納得できるのですが、なにせ表面利率20%はどうしても確保したかった私には納得できません。考えてみます、と言って事務所を後にし、次の物件を探すことにしました。

When I went to see it, the roof, the wall, the shared part were well managed and it is a beautiful property. Kamui is not good as a condition of real estate, but transportation convenience is good soon near both Shinkyo bridge, so it seems that there is no difficulty in customer installation. However, my wife seemed not to be very enthusiastic about Kamikaze.
I also visited after a week. I heard the amount for the first time on this occasion, but the surface interest rate is about 10%. Now that I think about it, I can convince even about 10% because it is this cleanliness and full room, but I can not convince myself that I wanted to secure the surface interest rate of 20% by any means. I will think about it, I decided to leave the office behind and look for the next property.
