本契約と購入は2014年5月の初めでした。千葉から元のオーナー夫妻がいらっしゃり、職場近くの不動産店舗で契約と決裁をしました。
元のオーナーは奥様が旭川近郊の出身で土地勘があったので、バブルの時に弟(後に購入する双子物件のオーナー)と相談してこの大きなアパートを2棟建設し、片方は姉夫婦が、片方は弟夫婦が所有したとのことでした。
当初、旭川医大の周辺のアパート禁止条例(医大から直線距離で2km以内にはアパートは建てられないという条例)があった頃は順調な経営だったようですが、旭川医大周辺のアパート禁止条例が撤廃されて以降は空室が目立つようになりました。空室が目立つと実入りが少なくなるので興味が薄れ、アパートのメンテナンスも疎かになって、とうとう手離すことになりました。
元オーナーは契約の前日に旭川に入ったのですが、キャッスル東光は見ないで千葉に帰ると言います。「見ると申し訳なくなるから」との理由です。売り主側の不動産会社アーバンxxxの会長がキャッスル東光の写真を撮影してそれを引き延ばしたものを元オーナーに渡していました。
ついにアパートのオーナーになった私は、翌日から物件の手入れと客付けに奔走することになります。
