このキャッスル東光はガラガラの空き屋でした。最初に2階を埋めようと考え、2階で空いている4部屋には
・エアコン
・洗浄便座
・台所混合栓
・洗面所混合栓
を設置しました。また205号室は壁紙がタバコで煤けていたため全部の部屋の壁紙を交換しました。
今から考えると、エアコンは過剰投資だったと思います。前にも書いたように、エアコンを設置する費用を回収するだけの家賃アップは、このアパートの築年数では到底望めません。エアコンが10万円すると、家賃を2000円上げても50ヶ月（4年と２ヶ月）かかります。それに対して、2000円家賃を上げると入居者は確実に減ります。
北海道はエアコンが必要な日はほとんどありません（特に今年は涼しかった）し、このアパートは部屋の全てで風通しが良いので窓を開けていれば暑さを凌げます。さらに、エアコンがどうしても欲しい、という人は初めからこの古いアパートには入居しないでしょう。
後に買う向かいの双子物件「フローレンス132」にはエアコンを付けていません。その代わり家具家電を入れています。家具家電は2年持てば元が取れます。収入はキャッスル東光もフローレンス132もほぼ同じです。
キャッスル東光での最大の成果は
・家賃に見合った設備を提供する
ことで人は入るということです。それは、初めて大家になった私が考えていたような立派な設備ではなく、もっと毎日の生活に密着したものでした。この家賃ならこれくらい、と考える最低レベルをクリアすることです。キャッスル東光がほぼ埋まった2014年9月からはマイナス点を潰すことで物件の価値を上げるようにしています。

Air conditioner is not attached to the twin building “Florence 132” opposite to buy it. Instead, I put furniture appliances. If you have furniture home electronics for 2 years you can get original. Revenue is almost the same for Castle Toko and Florence 132.
The greatest achievement at Castle Toko is

That means that people get in. It was not a fine facility I had thought of becoming a master for the first time, but it was closely related to my daily life.
