キャッスル東光は半分が空き屋の放置アパートでした。そして、数少ない内見者にも欠点を指摘されて二度と顧みられない、ガラガラ物件らしいアパートでした。客付けするためには綺麗にしなければならない。当初はドアを替えたり畳をフローリングにしたりして今風の部屋にしなければならない、と思っていました。ですが、その思いは半分正しくて半分は間違っていました。
必要なのは、賃料に見合った、そして賃料よりほんの少し「お得だな」と思う物件に仕上げることでした。

放置アパートは雑草が生えているのですぐ分かります。ペット不可の物件ですので、半年効くカソロン6.7を春先に撒けば秋までほとんど草は生えません。

3)壁とドア
この物件は壁は綺麗でしたがドアが写真の通り塗装が剥がれていました。内見に来て、このドアでは気分も下がります。

ドア1枚5000円位で見違えるようになりました。
