2016年に初めて宅建の試験を受けて不合格でした。2017年、2度目の受験で合格しました。
私が資格試験で落ちたのは宅建が初めてでした。反省を込めて、宅建についての記事を2つ書きます。参考になさってください。
私が受講した実務者講習で、講師の先生が仰っていました。
A.宅建の合格率はこれから下がっていくだろう
講師の先生によると、「取引主任」から「取引士」への名称変更はすなわち社会的地位の向上である。これで名前は弁護士や司法書士と同等になった。しかし違うのが試験合格率で、弁護士や公認会計士など他の士業が合格率1桁なのに対して宅建士は15%もあり、容易に受かる資格となっている。国土交通省では他の士業と同等の合格率に持っていきたいと考えている。
B.宅建士の割合は従業員5名に士1名から従業員3名に士1名に変更される
現在は従業員5名につき宅建士1名となっていますが、これって少なすぎると私は思います。講師の先生も国土交通省も同じことを考えているそうで、近い将来従業員3名につき宅建士1名にする計画があるそうです。
AとBが実施されるとどうなるか。
合格者は減る、ニーズは1.67倍になる。つまり宅建士の奪い合いになります。現在でも宅建士が足りず、名義貸しが横行していると指摘されています。それに輪をかけた宅建士の売手市場になるのです。
宅建士を目指す方、なるなら早くなりましょう。宅建士を持っているだけで一生おまんまが食べられますよ。
1.本の選定
(1)らくらく宅建塾
不合格だった年にはこの本で勉強しました。内容が多く記憶がついて行かずにかなり苦労しました。都市計画などは全部暗記するように語呂合わせが載っていますが、そこに拘っていては他の部分の勉強時間がなくなります。この本ではどこが大事なのかよくわかりませんでした。
このシリーズの、この本と過去問3冊を教材に勉強しました。しかし当日は解けない問題ばかり。自分の知識の浅さを痛感しました。試験に出る内容はともかく、その背景の知識がほとんどないため、応用が利かないのです。また、独特の言い回しに翻弄された部分も多くあります。
図に示した本についてamazonでは、「いい本だ」「これだけでは足りない」といろいろな評価がされています。宅建はその資格が受験者の一生を左右しますので「この本を丸暗記すれば受かる」ようなものではありません。この本が悪いのではなく、この本に頼った私が悪いのだと思っています。ですがどの本で勉強すれば良いのか分からない。

I will start studying at home soon. I will purchase another book this year and also get basic books so that I can thicken my knowledge. The home building is the qualification that ordinary people have. It should be accepted if studying seriously, not limited to me.
(2)民法がわかった
民法の教科書を勧めている人もいて、評判の良かったこの本も買ってみました。しかし2年間まったく読まずに終わりました。民法の専門書を買う必要はありません。
WEBでは、基本的な民法の教科書も必要だと書いている人も多くいます。
よく利用されている民法の本がこれ
実は2016年5月13日に入手していましたがほとんど読んでいませんでした。去年、試験に落ちたあとに読んでみましたが、なるほどわかりやすい。ですが結局まったく読まずに合格しました。

合格した年にはアマゾンで一位だったこの本で勉強しました。
手元に届きました。去年使ってたほんと異なり、内容が絞られています。どっちが良いのかなあ。去年勉強した人にとっては、今年はこの薄い本で要点を覚えて、過去問中心に勉強するのが良いのかも、と思いますが、口ばかりでやることが一番大切でしょうね。
今年は模擬試験もたくさん受けるつもり。
秋の試験日までは楽しく過ごせそうです。
Clearly understood home builder text + past questions Super Best 2016 (Clearly Understanding Series)
Since I was ranked number one in Amazon, I decided to try this book.
It arrived at hand. Contrary to what I used last year, the content has been narrowed down. I wonder which is better. For those studying last year, I think that it may be better to learn the essential points with this thin book this year and study mainly in the past questions, but it is most important to do with just the mouth.
I am planning to take many practice tests this year.
It is going to be enjoyable until the autumn test day.
内容が絞られているこの本により、結構楽に勉強できるようになりました。
宅建の勉強、ボチボチですが進めています。で、ここまでわかったことは、「法律上の制限」がまるきり覚えていないこと。
都市計画とか建築基準とかです。
他の分野、民法だったり宅建業法だったりは教科書を読まなくてもほとんど正解できます。1年前の知識が残っているのでしょう。しかし、「法律上の制限」は全然ダメです。きっと去年10月の本試験の時にも覚えていないまま受験していたのだろうと思います。
この「法律上の制限」さえクリアできれば今年は合格できる。頑張ろう

2.模擬試験
去年の本試験は模擬試験も受けずに受験したので、試験場の雰囲気に驚きました。こんなにたくさん人がいるんだ、と。

今使っている本の出版元、TEC これは10月初めに1回
LECとTECの模試の日が連続していたり、当直明けで模擬試験があったりとなかなか楽しそうな日程です。受験は全て札幌。時間と旅費と受験料をかけるのですから、今年は絶対受かります

昨日はLECの最終模擬試験。これも合格ラインに乗りました。民法の方が点が取れる。ならば後は業法と制限を覚えれば本番でも大丈夫かと思います。
webを見ると、どこの模擬試験が良いとかいろいろ書いてありますが、今まで3社受けた分には、どこの会社でも真剣に作っていて優劣はないような気がします。大原は2000円と格段に安いのですが、他の会社のもそれ程高いわけではありません。
模擬試験など宅建については合格したらいろいろ書こうと思っています。まずは受からないと

3.試験当日から合格後の免許交付まで
(1)試験1週間前
落ちた時の1週間前は受かる気がしませんでしたが、受かった時の1週間前は合格できるだろうと思っていました。
全国の受験生の皆様、いかがお過ごしですか。
宅建試験は来週の今日、午後1時からです。
あと１週間あればかなり知識を持ち上げることができるはず。若い時の試験勉強も論文を書いた時も本を書いた時も、結局は最後の１週間に神様が降りてきて何とかなりました。今年は去年よりずっとお金をかけているので、ぜひとも受かりたい。

10/16日曜日に行われた宅建の試験、採点サービスによると合格したようです。39点でした。今の時点で解説を読むと、あと2点や３点は取れた可能性はありましたが、会場で分からなければしょうがない。
妻からは「模擬試験と同じ点数かい」と馬鹿にされましたが、満点の50点でも合格ライン36点でも貰う免状は同じです。
これで宅建試験対策に付いてもちょっと書ける。ぼちぼち書いていきます

(6)宅建実務者講習
宅建では2日間の実務者講習を受けることで経験者と同等の知識を持つことになり、宅建の免許をもらえるようになります。講習を受けなければ「試験合格者」に留まります。せっかく合格したのだから免許をもらいましょう
札幌市のかでる27で行われた宅建実務者講習を受講してきました。
当たり前のことを2日にわたって講義をうけるので、眠くなるかなあと思っていたのですがちゃんと起きていられました。
2日目の午後にはテストがありましたが、普通の人なら満点が取れるものです。
後は申請すれば宅建士になれます。もう少しだ

(7)免許申請
上川支庁（北海道庁の出先機関）に宅建の申請をしてきました。
登録料が4万円弱かかります。まあ他の国家資格もそれ位するから仕方ない。法務局と旭川市役所に行かなくてはならなかったのですが、それも仕方ない。
合格した人だけが言える文句ですわ。
1ヶ月くらいで免許が来るのかな。楽しみです。

その後無事に免許を受け取りました。ただのラミネートに入った、安っぽい運転免許証のようです。多分使わずに一生を終わるとは思いますが、大切に保管し更新していきます。
