芦別市の住宅街の一戸建て住宅を購入しました。

I purchased a detached house in a residential area of Ashibetsu city.

ことのはじめは、こちらで紹介した、妻の実家の床が落ちて来ていること。

基礎石においている土台の木が腐っているためです。落ちているのは家の中心部分のため、ここを直すとするとかなりのお金がかかります。

妻が毎日毎日心配しているので、芦別市役所の空き屋バンクに登録してある家を買うことにしました。売り主は内地の方。先約が2人いたそうですが、雪がたいそう積もっていたために中身は見せていなかったそうです。

翌日は休みだったので、内見を申し込みました。しかし、鍵を預かる地元の人から「まだ雪が深くて中には入れない」と連絡が来たそう。売り主からは「強く言える相手ではないので、戸は開けられない」と告げられました。

私の過去の経験では、放置物件はすべてどこかの窓かから侵入できました。今回も売り主には「窓から入る」と断ったうえで、近所からはしごを借り、妻と娘を伴って物件を見てきました。

At the beginning of the thing, the floor of my wife’s parents house, which I introduced here, is falling.

The next day was a holiday, so I applied for the inside view. However, from the locals keeping the keys I heard that the message came “I am still deep snow and I can not enter inside.” From the seller I was told that “I can not open the door because I can not say strongly.”

In my past experience, all neglected properties could be invaded from somewhere in the window. In this time also the seller refused “entering through the window”, borrowed a ladder from the neighborhood, watched the property with his wife and daughter.

土地は100坪、住宅は32坪。北海道でたくさん建っている、コンクリートブロック三角屋根です。

↑電気給湯器を捨てた時に外したらしい。この給湯器って構造が単純で長持ちするので捨てなくても良かったのに。

↑洋間。暖かい。コンクリートブロックのため全く狂っていません。ふすまも抵抗なく開け閉めできます。

↑北西側の和室。この三角屋根の欠点として結露がひどいことが知られており、この物件も一面にカビが生えています。

コンクリートの比熱が高いために結露するそう。防止には外断熱が有効らしいのですが巨額の資金が必要です。

持ち主は最後におばあさん一人残ったとのことで、ちゃんと手摺が付いている。

義父は80歳を超えています。早晩この家から出て行くでしょう（施設、病院、死亡などで）。そのあとは賃貸一戸建て住宅として運用するつもりです。何せ芦別市には一戸建ての貸家がほとんどない。あっても辺地で7万円もする。

My father is over 80 years old. You will leave this house sooner or later (with facilities, hospital, death etc). After that we plan to operate as a rental detached house. Ashitetsu city has few detached houses for rent. Even if there is, I will make 70,000 yen at the inland.

6月に購入完了していたのに今までほとんど何もして来なかった芦別市の一戸建て

A detached house in Ashibetsu that I had not done anything so far though I had purchased it in June

以前にも書いたように、この物件は芦別市空き屋バンクで見つけたものです。床面積30坪程度。土地は80坪．値段は70万円でした。未登記部分があり、所有権移転前に前の所有者と料金を半截したのと司法書士への料金でもう少しかかっています。

As I wrote before, this property was found in Ashibetsu Free Weekly Bank. Floor area about 30 tsubo. The land is 80 tsubo. The price was 700,000 yen. There is an unregistered part, it takes a little more with the fee to judicial scrivener and semi-cut the fee with previous owner before transfer of ownership.

芦別市で農業を営んでいた義父を住まわせるために見つけた家です。元々芦別市に住んでいる人が移るだけなので上記の資格外なのですが、市役所に電話で聞いたところ「住んでくれるのなら大丈夫」との話で購入を決めました。その後義父は今住んでいる家を補修し住み続けることになったので、この家を賃貸に回すことにしました。

コンクリートブロックなので基礎も壁も頑丈。建具等全く狂っていません。

1階奥の和室はカビだらけでしたが、これは後で屋根が壊れていたためと判明。いつもお願いしている大山板金さんにお願いして27万円で壊れた屋根を修理してもらいました。

The Japanese-style room at the back of the first floor was full of molds, but it turned out that this was because the roof was broken. We asked Oyama Sheet Metal who is always asking for me to have the broken roof repaired at 270,000 yen.
