旭川市で前述のキャッスル東光の購入を考えたのが2014年の２月末。キャッスル東光については後に詳しく書きます。それと同時に、旭川以外でも物件を探しました。対象となるのは中空知。妻の地元であり、また義理の甥から住宅状況を詳しく聞いていたからです。
At the end of February 2014 I thought about buying the above castle Tohko in Asahikawa city. I will write about Castle Toko in detail later. At the same time, I looked for a property outside of Asahikawa. The target is hollow knowledge. I was listening to the housing situation from my wife’s local and from my in-law nephew.
中空知は家賃が旭川に比べ1割から２割高い。これはその時は需要と供給の市場原理と考えていました。この点は、大東建託が中空知にも大量に物件を建て始めて家賃が下がってきたことから、ある程度は正しいようです。
Hollow knowledge is 10% to 20% higher in rent than Asahikawa. I thought this was the market principle of supply and demand at that time. This point seems to be correct to some extent, as the rent has begun to decrease as Daito Jokkaku started building a large number of properties in hollow knowledge.
しかし、本当の理由は豪雪地帯だからです。旭川の２倍以上雪が降るため、業者を使っての除雪費用が毎月数万円かかります。これが家賃に上乗せされていることを、現地に行って初めて知りました。
But the real reason is because it is a heavy snowy zone. Because snow falls more than twice as much as Asahikawa, snow removal expenses using a trader take tens of thousands of yen every month. I learned that this is being added to the rent only after going to the site.
目を付けたのが滝川市の国学院短大すぐのアパート「コスモ黄金（こがね）」。30年くらい経っていますが、サイディングや屋根はしっかりしており、また融雪槽があって、各自でそこに雪を入れているとのこと。もともと短大生用にワンルームx10戸だったものを２戸を1戸に改造して全部で６戸にしてありました。値段は1000万円を越えていましたが、100万円安くしてくれるのなら買うと返事したところ、1週間後にOKが来ました。
