作りは築40年を感じさせるものです。和室の天井はベニヤ板のような感じ。

4戸中空き部屋が2部屋。写真は2階の部屋できれい。もう1つは1階で、こちらは40年間人が住んでいて出て行ったばかり、ということで、ヤニでまっ茶色の部屋でした。
売値は500万円。400万円で買って、2.8万円で4部屋埋めれば月11.2万、年間で134.4万円。表面利率34%です。外壁ペンキに60万円、汚い部屋をきれいにするのに40万円かかったとしても、表面利率25%。
で、400万円で入手して外壁にペンキを塗ってきたない部屋は台所や風呂を入れ替えれば良いかな、と思ったのですが、妻に「わざわざ古い物件を買う必要はないんじゃないの」と言われて、購入を見送ることにしました。
これからもいい物件は幾らでも出てきますから。
